Buying a waterfront home Weichert Realtors For a lot of people, warm weather means spending time on the beach. That's why many second-home buyers choose a home near the water.
If you are contemplating the purchase of a waterfront property, consider these things:
Location: Are you set on a home right on the beach or within walking distance of the water, or would you settle for one a short drive away? The difference in price can be considerable. However, if you are purchasing a home with the intent to rent it, proximity to the water should be a priority.
Neighborhood: If possible, visit the area during the season and the off-season to see what the neighborhood is like. Are the homes occupied mostly by the owners, or are they rented out, and to whom?
Insurance: Research the cost of homeowner's insurance in the area in which you are looking to purchase a home. It can vary greatly depending on the frequency of flooding or hurricanes in that area.
